EEM - Efficiency East Midlands
EEM currently has sixteen member housing providers who are responsible to the maintenance of over 134,000 homes. They are:

Nottingham City Homes - is the Arms Length Management Organisation (ALMO) that manages Nottingham
City Council's rented and leasehold homes. It became operational on 1st April 2005 and transferred over 1400 staff from Nottingham City Council to do this.
Nottingham City Homes is responsible for the day to day management of approximately 32,500 homes and looks after services such as rent collection and the management of tenancies. They are also responsible for looking after approximately 1,000 leasehold properties.
We are a non-profit making organisation run by a Board of non-executive directors made up of councillors, tenants, leaseholders and independent members. All our properties are still wholly owned by Nottingham City Council.
Nottingham City Homes is the Accountable Body for Efficiency East Midlands.

Ashfield Homes - Ashfield Homes Ltd was set up by Ashfield District Council as an Arms Length
Management Organisation (ALMO) on 1 April 2002 to manage, maintain, and improve its housing stock.
Ashfield Homes is a wholly owned, not for profit, Housing Company. The Company has full freedom and independence to make operational decisions on the management of the Council's housing stock. The Company employs around 200 people.
The Company is managed by a Board of Non-Executive Directors, which is made up of four tenant representatives, four Council nominees, and four appointed independent representatives from the business community.

A1 Housing Bassetlaw Ltd - In October 2004 A1 Housing took over management of all Bassetlaw
District Council's housing.
In a poll 85% of tenants voted in favour of A1 Housing marking the start of a new phase for housing in Bassetlaw.
A1 Housing's goal is to deliver 1st class services to tenants and implement the Decent Home Standard. We will do this through a close working partnership with tenants to improve kitchens, bathrooms and central heating.

Derby Homes - In April 2002 responsibility for managing council homes in Derby moved
from Derby City Council over to Derby Homes, along with over 300 staff from the then Council's Housing Services Department.
Derby Homes Limited is an arm's length management company – ALMO created by Derby City Council to manage, maintain and improve its council houses and estates. The organisation is non-profit making and it does not pay dividends to any shareholders. It is 100% owned and controlled by Derby City Council
Only the top performing local authorities had the opportunity to become an ALMO. Organisations like Derby Homes were set up in several areas around the country to bring all council homes up to a 'decent standard'. Derby has been able to obtain extra government support to clear a backlog of £92million worth of major repairs and improvement work. This money would never have been available if Derby Homes had not been set up.

Newark and Sherwood Homes - Newark and Sherwood Homes is a non-profit making company that is owned
by Newark and Sherwood District Council and so it does not pay dividends to any shareholders. It will provide the landlord housing service to
tenants whilst properties remain in the ownership of the Council.
Responsibility for managing over 5,500 council homes in Newark and Sherwood transferred from Newark and Sherwood District Council to Newark and Sherwood Homes on 1st November 2004, along with over 160 staff from the Council's Housing Services Department.
The new organisation is managed by a Board of 15 members, made up of:
- Five tenants
- Five Councillors from all political parties
- Five independent people with professional skills to help run the service

Charnwood Neighbourhood Housing - Charnwood Neighbourhood Housing was set up by Charnwood Borough
Council as an Arms Length Management Organisation (ALMO) on 30 November 2007 to manage, maintain and improve its 5,945 tenanted and 266
leasehold properties.
Charnwood Neighbourhood Housing Limited is entirely owned by Charnwood Borough Council and does not trade for profit. It has full freedom and independence to make operational decisions on the management of the Council’s housing stock. The Company employs around 140 people.
The Company is managed by a Board of voluntary, non-executive Directors, which is made up of five tenant and leaseholder representatives, five Council nominees, and five appointed independent representatives from the business community. The day to day running of the Company is delegated to a Senior Management Team headed by a Chief Executive. Membership of the Management Team includes the Chief Executive, Director of Operations and Assistant Directors of Housing, Corporate Services and Finance & Performance.

Tuntum Housing Association - We are a Nottingham based social business providing housing and
support services for people on low incomes. We are one of East Midland’s fastest growing and most innovative housing associations, with over
1,100 homes in management and development.
We were set up in 1988 to provide homes primarily for people from Black and Minority Ethnic (BME) backgrounds. Today we provide homes for all communities whilst still retaining our original specialism in providing culturally sensitive services.
We principle provide homes for rent at levels affordable to those on very low incomes. Recently, we have also provided homes for rent at higher levels aimed at people who would like to buy their homes in the near future. This is sometimes known as ‘rent to buy’. In addition, we have available a number of homes for sale on a shared-ownership basis.
We are governed by a board comprising 12 individuals, including tenants who have or are developing the appropriate skills and experience.

ACIS Group - Acis Group was established in 1999, as a registered company,
in order to take over the ownership and management of West Lindsey District Council's rented housing stock. Initially known as West Links Housing, in December 2000 we changed our name to Acis Group.
Since then, further stock transfers from Northern Counties and Sheffield City Council have taken place. We now provide 5,000 affordable rented homes - in urban and rural areas - for people across Lincolnshire, Nottinghamshire and South Yorkshire.
Acis is a registered social landlord. We are a not-for-profit organisation, so our income is used to develop services for you and to maintain your homes to a high standard. Any surplus we make is re-invested into homes and services.
Our main activity is to provide high quality and sustainable homes and properties (including large family homes, flats and bungalows, plus garages and commercial shops) for affordable rent.

Chesterfield Borough Council - Chesterfield
Borough Council has been building, allocating and managing properties for over 80 years.
During this time we have seen many changes but, as one of the largest and most experienced landlords in the County, we have adapted our service to meet these new challenges.
Our aim is to deliver a service that the residents of Chesterfield can feel proud of, and one that they can help us to provide for many years to come.
We currently manage approximately 10,000 properties throughout the Borough - houses, flats, maisonettes, bungalows, sheltered schemes - to provide suitable accommodation to meet the needs of all sections of the community.

Derwent Living - Derwent Living is a not-for-profit
organisation providing affordable living to suit a range of lifestyles. Formed in 1964, Derwent Living works with customers to build thriving communities where people want to live.
Derwent Living manages more than 11,000 properties in the Midlands, South Yorkshire and the South East.
Derwent Living is managed by a Board. The Board today is comprised largely of unpaid voluntary board members with relevant knowledge and skills, all of whom have an interest in housing and in particular the provision of housing for those in need.

Gedling Homes - Gedling Homes was created on
the transfer of all of Gedling Borough Council's housing stock on November 3rd 2008 following a ballot of all our tenants. Our stock of 3362 homes is mainly in the urban areas of Arnold, Carlton,
Gedling and Netherfield, and with some properties in the rural communities across Gedling Borough. Many of our staff are former employees of Gedling Borough Council, and bring with them years of local housing experience.
We are proud to be part of the New Charter Housing Trust Group. This means we can draw on help and support from the Group and benefit from the Group's financial stability and central support services.

LHA Asra Group - LHA-ASRA Group provides housing and regeneration
for people and communities across central and southern England, with more than 12,000 homes in management and development.
LHA-ASRA Group was formed in November 2005, uniting two of the UK's most successful and innovative housing and regeneration providers, LHA (Leicester Housing Association) and ASRA Greater London Housing Association.

Mansfield District Council - Landlord services are
responsible for approximately 6800 properties across the district with the management of those properties and estates delivered from the Civic Centre and from area offices at Mansfield Woodhouse, Sandy Lane and Warsop.
The day to day repair of our homes is mainly carried out by the housing repairs service who are based at Vale Road, Mansfield Woodhouse. All services are delivered in compliance with the statutory and regulatory requirements
and where appropriate in line with 'best practice'

Nottingham Community Housing Association - NCHA is one of the largest
locally-based housing associations in the East Midlands, employing nearly 800 staff, managing nearly 7,000 properties and housing 10,000 tenants across Nottinghamshire, Derbyshire, Leicestershire, Lincolnshire, Rutland,
Northamptonshire and Warwickshire.
Founded in 1973 by former Chief Executive Andrew Malone, OBE, NCHA has evolved continuously and now works with 27 local authorities. Based at the Head Office on Pelham Road in Nottingham, NCHA has regional housing offices in Nottingham, Ollerton, Leicester and Northampton.
Rykneld Homes - Rykneld Homes is an Arms Length Management
Organisation (ALMO) responsible for the management, maintenance and improvement of around 8,300 properties on behalf of North East Derbyshire District Council and the neighbourhoods in which they are located.
Set up in April 2007 as a non-profit making company, Rykneld Homes does not pay dividends to shareholders.
Rykneld Homes is managed by a Board of Directors, made up of four tenants, four councillors and four independent members who bring a wide range of skills and experience to the organisation.

South Derbyshire District Council - South Derbyshire District Council's Housing Service is responsible for the allocation, management and improvement of its 3,046 retained homes.
Government surveys show tenants are among the happiest in the country.
The Council aims to ensure existing and future stock meets the needs of its residents in safe and sustainable communities.
Day to day repairs are carried out by its in-house Direct Labour Organisation and supported by a wide array of external service programmes.
Across its portfolio of projects, tenant satisfaction is in excess of 97%, which is achieved through effective collaborative arrangements through the supply chain and working closely with service providers.
The Housing Service has achieved the Investors in Excellence Standard, given to the best private and public sector organisations in the country, for its culture of offering continuous improvement. It has also retained the ROSPA gold award for its commitment to Health and Safety since 2008.
